What are the benefits of REIA products?

Time versus Money

The most important factors investors SHOULD pay attention to in EVERY investment are money and time. Most investors start their investment portfolios with stocks, bonds, annuities, etc. They tend to focus only on the money aspects of the investment.

Real estate investment is different because return happens on the monthly, yearly, and long term holding basis. It is important to also spend time understanding the impact of TIME on the investment.

Of the two financial aspects, time is most precious as we can always make more money but will never make more time. Great performance measurement should factor in both money and time.

It’s easy to make a million dollars.

The real question is: How soon do you want it? In 130 years or within the next 5?

Along with me and my team, REIA Products will help you save time and minimize risks while investing in high return investments.

  • Save time
    • By making sure you are looking at only those properties that have the potential to meet or exceed your wealth building goals
    • By providing data that help you make quick “front end decisions”
    • By providing all critical financial information to find, view, and eventually purchase the property on one report.
    • Reports are also highly valued by lenders in making quick lending decisions
    • By having an overview of the market competition when selling.

  • Minimize risks
    • By comparing one property against thousands of other properties based on your investment criteria.
    • By making sure you are looking at data that is unbiased and as accurate as possible.
    • By interpreting properties’ financial data with the most comprehensive analysis tool in the country.

  • Maximize returns
    • By comparing all your current investment holdings with new available properties on the market.
    • By recognizing that smaller units can financially outperform much larger units.
    • By providing insights into exactly how you are going to make your money, and, factors that could be improved when investing in real estate
    • By providing the type of financial performance data that allow you to compare between all of the investments in your portfolio (compare a specific piece of real estate to: CD’s, Money Markets, Savings Accounts, Stocks, Bonds, Annuities, REITS, Commodities, etc.)

Good decisions are made when investors have good data. REIA Reports are must-have tools in every real estate investment transaction.

How to use REIA Reports

Successful investors know the power of meticulous front-end and back-end analysis of any investment. They understand that return on investment is based on two factors: Time and Money. REIA Reports were created specifically to meet the needs of these investors by providing a state of the art analysis on properties before, during, and after purchasing.

  • Benefits of analyzing before the purchase . . .
    • Identify and sort out properties based on their specific needs and long-term goals
    • Make decision solely on the numbers instead of the “emotion”
    • Compare the return on investments of current investment properties with each other and with other types of investments such as annuities

  • Benefits of analyzing during the purchasing process . . .
    • Verify income and expenses data
    • Make decision based on the “true” performance of a property
    • Structure the basis for a re-negotiation of price, terms, and conditions of the contract

  • Benefits of analyzing after the purchase . . .
    • Understand how the property is currently performing
    • Compare the current financial performance between this property and other holdings
    • Maximize returns by taking immediate action to eliminate any issues that rob the bottom line profit or selling off the lowest of performers and replacing with new higher performers.

With such a meticulous analyzing process for each property, investors can be confident of their decision because they know they are purchasing low-risk high-return investment. Read about my 10 steps analysis process.

How are REIA Reports generated

A REIA report is created based on your investment goals. It is composed of the best of the best real estate investments based on your choice of their financial performances, types of properties, and locations.

  • Financial performance criteria:
    • Annual after tax cash flow
    • Capitalization rate
    • Tax benefits
    • Total out of pocket fund
    • Internal rate of return
    • Return on investment
    • Return of investment
    • Total wealth growth

  • Types of properties:
  • Location:
    • Mostly in the Pittsburgh, PA area, which includes all of Western, PA: Allegheny, Washington, Westmoreland, Beaver, Butler, Armstrong, Lawrence, and Mercer counties.

These criteria will guide the BREIS process to identify nearly every income producing property in your selected areas that meet or exceed your goals. As a QREIPM, I will help you sort through these criteria.
