Below are some of the most frequently asked questions regarding how I help busy investors find, analyze, buy, and maximize returns from income-producing properties. With any of these questions, I can easily spend half a day answering them. However, I do respect your time. Thus, I decided to keep my answers on this page as concise as possible. Nevertheless, if you would like to see a more detailed answer, there is a link under every question that will take you to another page that has a more comprehensive answer. How much money do I need to start investing? How much time do I need to invest using your process? What kind of returns can I expect from my real estate investments? How does real estate compare to other types of investments? What can I do to make sure I maximize my returns for my investment? Where can I find good investment property? What keeps you and your team from keeping all the best properties for yourselves? What do I have to do throughout the process? How do I hire you? What contracts will I be required to sign? What do I have to do to manage the investment? Should I flip or hold? I've heard commercial properties are better to buy than single and multi-family buildings. Is that true? I see that foreclosures are everywhere. Should I be buying foreclosures in this marketplace? What are the risks associated with investing in real estate? Is there a way to defer taxes when investing in real estate? What seminars and courses should I be taking? Is a Qualified Real Estate Investment Project Manager (QREIPM) the same as a real estate agent? Do I have to use all of your team members? Can I use my own expert(s)? How much money do I need to start investing? A conservative estimate is at least 30% of the offered price. This price includes the down payment and all closing costs. If I have to pick a dollar amount, past clients who had used the Busy Real Estate Investor System (BREIS) experienced success with a minimum of $20,000-$25,000. In depth answer | Top of Page How much time do I need to invest using your process? There are actually two questions in this question: how much time do you really need to invest with me and how long does the process takes from beginning to close? When you work with me, you will only need to spend 5-6 hours over a 6 week period. Once we agree to work together, I will provide you with a project timeline. This timeline outlines the process from start to finish and explains who will be doing what and when. You are free to be as involved in the process as you want. The only commitment I need from you is to make a decision. In depth answer | Top of Page What kind of returns can I expect from my real estate investments? This question is difficult to answer because I don’t have an understanding of your definition of a “good return” . . . yet. When we work together, my top priority is to understand what you want from your investment – your investment goals. Once you have determined your most desired expected returns, I will find properties that will give you that same return or better. In the last 5 years, past clients had experienced positive double digit returns on their investment. In depth answer | Top of Page How does real estate compare to other types of investments? Real estate is the only investment that has the potential to reach infinite return on investment. It builds wealth at 4 different levels at the same time: cash flow, appreciation, equity, and tax benefits. It is difficult if not impossible to be a successful investor if you don't use research and analysis to help you identify and buy the highest performing, lowest risk investments. Your success relies heavily on your ability to know your purpose and goals for investing, being able to understand and use financial performance data in a way that allows you to compare between potential investments, and having a portfolio system in place to handle and manage a wide variety of asset classes. I have a system that not only helps you find the top 1% income-producing properties, but also compares all of your investments (CDs, stocks, real estate, etc.) against each other as well as against future investments. This strategic process of portfolio management is the best way to make sure you only have investments that give you maximum returns in your portfolio. A business can only prosper through repeated service and long term relationship with clients. To “steal” the best properties from our own clients would be unethical and a business suicide. There is a great saying by Zig Ziglar, a business author and motivational speaker, “You can have everything in life you want if you just help enough other people get what they want.” I can only be successful by helping YOU succeed. The only commitment I need from you is to make decisions on what you would like me to do, which properties you want, and which buying and management strategies are the best options for you. Nevertheless, if you would like to be more involved in the process, you can – the decision is yours. In depth answer | Top of Page How do I hire you? What contracts will I be required to sign? By reviewing, agreeing to, and signing a Real Estate Investment Project Management agreement. In depth answer | Top of Page What do I have to do to manage the investment? You will have three choices. Either you manage the property yourself, hire a property manager to manage the property for you, or find a productive process somewhere in the middle. In depth answer | Top of Page Should I flip or hold? It depends on your purpose for investing. Flipping is a "quick cash," short term investment strategy while "buy and hold" is a longer term wealth building strategy. In depth answer | Top of Page I've heard commercial properties are better to buy than single and multi-family buildings. Is that true? This question goes back to your purpose of investing. Each type of property has different income streams, buying strategies, and management processes. The types of properties that will work best for you will be dependent on your market area. Personally, I like to follow the money. When you work with me, my team and I will help you determine the type of properties that will fit well with your current situation and your future goals. In depth answer | Top of Page I see that foreclosures are everywhere. Should I be buying foreclosures in this marketplace? The answer depends on how much time and money you have. Foreclosed properties are empty. That is, when you buy, you have to put tenants into your property – this process could take a long time. Unless you enjoy this kind of speculative game, I suggest you stay away from foreclosures. In depth answer | Top of Page What are the risks associated with investing in real estate? As with any investment, there is always the possibility of a total loss of investment. That being said, my BREISystem process was designed specifically to maximize returns while limiting your risk when investing in real estate. In depth answer | Top of Page Is there a way to defer taxes when investing in real estate? Yes, there are many tax deferring strategies that you can use. I suggest you consult a real estate accountant to best understand all the ways you can use real estate to defer or eliminate paying unnecessary taxes. In addition, some past clients have also used this system to buy investments that are solely for the purpose of reducing their annual tax payment (tax sheltered properties). In depth answer | Top of Page Is a Qualified Real Estate Investment Project Manager (QREIPM) the same as a real estate agent? No, a real estate agent only helps you buy and sell real estate. A Qualified Real Estate Investment Project Manager (QREIPM) helps you analyze for the highest performing real estate so that you can enhance your investment portfolio in the shortest period of time. Basically, I’m keeping my eye on your profits. The real estate agent is keeping his/her eye on the real estate transaction. Remember, I am managing the investment project which means I am also managing the Realtor and other real estate professionals needed to assure your investment profitability. In depth answer | Top of Page Do I have to use all of your team members? Can I use my own expert(s)? I highly suggest you use my experts. However, you can use your own professional(s) but I will have to explain to your professional(s) my process and how to work with me and my team members. Because I am not familiar with your specialist(s)’s knowledge on real estate investments, I cannot guarantee that you will get the highest possible return on investment in the shortest time period.
